Pune: The state government has lifted restrictions over the construction activities in the 500-metre Transit Oriented Development (TOD) zone around the proposed metro stations along the two routes – Vanaz to Ramwadi and Pimpri Chinchwad to Swargate – of the Pune Metro project.

However, the government has not reduced the premium charges to be levied on the additional Floor Space Index (FSI) to be consumed in this zone.

There are 30 metro stations coming up in Pune and Pimpri Chinchwad cities. The additional FSI could be utilised by builders, developers by paying a premium charge.

Premium charges for residential construction were fixed at 60 per cent and for non-residential 75 per cent of ready reckoner rates. The premium charges for additional FSI have been reduced to 35 per cent in other parts of the city.

The state government on Thursday (January 14) has lifted the stay on the constructions in TOD zone around metro stations in the Unified Development Control (DC) rules. The unified DC rules were approved in the last month by the government but had restricted construction in TOD zone area.

The state government had earlier cleared the proposal for allowing consumption up to four FSI in the TOD zone near metro stations in order to boost the activities along metro route and encourage citizens to use the metro.

The builder and real estate industry had demanded that the restrictions on construction activities in TOD zone should be lifted and the premium charges should be reduced. However, the government has accepted only one demand of the real estate industry.

Urban Development Ministry Additional Secretary Kishor Gokhale issued the new orders on Thursday (January 14).
